What to do while you wait

Keep yourself and everyone else safe first. Stay clear of unsafe openings rather than risking an injury.

  • Stay clear of broken glass. Don’t try to pull loose shards out of a frame or sweep up in the dark. Keep children and pets in another room.
  • Don’t go near anything that looks unstable. That includes a sagging door frame, a cracked skylight or anything overhead. Never climb onto a roof or ladder to look.
  • After a break-in, report it to the police and keep the crime reference number. Then contact your insurer.
  • Photograph the damage if it’s safe to do so. A few clear pictures from where you’re standing are enough. Don’t step closer to get a better angle.
  • Leave the scene as it is where you can, so the damage is recorded as it was.

What we need from you on the call

A short conversation lets us plan the visit and price it properly. We’ll ask for:

  1. Your postcode and address. We use this to work out the arrival time, which we’ll tell you on the call.
  2. What’s broken and roughly how big it is. One sash pane, a full patio door or a shop window all need different amounts of board.
  3. Where it is. Ground floor, first floor, a rear window reached through a side passage, or a roof light. Height and access change the job.
  4. Whether a door or frame is damaged. A forced door that won’t close needs securing before it can be boarded.
  5. Safe photographs, if you have them. Send them by text or email us and we can judge the openings more accurately.

We’ll then give you the quote. Nothing starts until you’ve agreed it.

What we board and secure out of hours

Broken windows

For a broken window, we cut exterior-grade plywood, typically 18mm, to cover the opening and fix it to the frame. For smaller openings OSB may be enough. Where the frame is sound we use non-destructive fixing to limit further damage before the glazier arrives. The conservation appraisal describes villas and terraces around Knowle Green, London Road and Kingston Road. If your property has older timber frames, tell us so we can discuss their condition before fixing. More on materials and methods is on our window boarding page.

Forced doors, frames and locks

If someone has kicked in a door, the frame or lock is often damaged too. We secure the door first, then board as needed so the property can be closed up. If the frame is too damaged to take fixings safely, we’ll explain the options before doing anything. See door boarding and securing forced doors for how this works.

Shopfronts and commercial premises

A broken shop window on the High Street or Church Street, or a damaged office or restaurant front, can be boarded so you can lock up and trade or reopen once repairs are arranged. Large panes take more board and more fixings, so give us rough sizes on the call.

Roofs and skylights

A broken roof light lets weather in fast. We board skylights and damaged roof openings with the right access equipment. Please don’t attempt this yourself.

Which fixings we use

Not every job needs the same approach. For a ground-floor window or door that’s easy to reach from the street, we’ll often recommend security or anti-tamper fixings so the boards can’t simply be unscrewed from outside. On an upper window that’s hard to reach, standard fixings may be fine. We’ll talk it through and the quote will reflect what we’ve agreed.

What affects the quote

We don’t publish prices because emergency jobs vary so much. The quote you get on the call depends on:

  • how many openings need boarding, and how large they are
  • height and access, including upper floors, roofs, skylights and ladder work
  • the materials and board thickness needed
  • the fixing method, such as security or anti-tamper fixings
  • whether a damaged door or frame has to be secured first
  • any loose glass or debris we need to make safe

What you have when we leave

You’ll have openings that are boarded and secure, plus the paperwork your insurer is likely to ask for:

  • an itemised invoice
  • time-stamped before and after photographs
  • a written statement of the work we’ve done

Your insurer decides what’s covered. We’re not loss adjusters or legal advisers, but clear records make the conversation easier. Our insurance claims guide explains what to keep. If you’ve had a break-in, our page on what to do after a burglary covers the next steps.

Boarding is the make-safe. It keeps the property secure and weather-tight so you can arrange permanent glazing or door repairs in your own time, without rushing into a decision late at night.
